BinaScan is an independent inspection company. We don't work for developers, agents or brokers on handovers, and we take no commission from them.

Where buyers lose money at handover

  1. Less area than the contract says

The contract states an area; the walls decide the real one. Every missing square metre is money you have already paid.

  2. Defects a walk‑through won't show

Damp behind fresh plaster, hairline cracks, windows that leak in the first storm. You need tools to find them, not a good eye.

  3. After you sign, it's your problem

Once the handover act is signed, getting the developer to fix anything is slower and much harder. Before you sign, it's their job.

What we check

Most new apartments in Georgia are handed over as a shell, white frame or green frame, so we check the shell: what's built, not the finishes.

How it works

Four stops, from booking to a fixed apartment.

  1. Today

    Book

Choose a package and a date. Send us the contract area and the project name.

  2. Inspection day

    We inspect

An engineer spends 45 minutes to 2 hours in the apartment. Join us, or watch by video from anywhere.

  3. Within 24 hours

    Report and letter

Every defect photographed and rated, the area against the contract, and a letter for the developer.

  4. After repairs

    Re-check

When the developer says it's fixed, we come back and check that it is.

The report you'll get

Every defect photographed, located and rated, with the measured area against the contract. This is a page from our sample report.

How remote inspections work

Why not ask a friend who knows construction?

A friend's opinion helps. It's hard to send to a developer.

Questions buyers ask

How long does an inspection take?

About 45 minutes for Basic and up to 2 hours for Premium, depending on the size of the apartment.

Can I attend?

Yes, and we recommend it. You'll see each defect as we find it. If you can't be there, we stream or record the walkthrough.

What if the developer won't let you in?

Ask the developer in writing for an inspection appointment before handover, and don't sign the handover act until it has happened. We can help you word the request. A refusal is worth knowing about before you sign.

Do you work with developers?

Not on handovers. We work only for buyers, so nothing stops us from reporting what we find.

What happens after the report?

You send our letter to the developer, they fix the defects, and we come back to check the fixes. The re-check is included in Premium.

Do you inspect renovated apartments?

Yes. The renovation acceptance package checks a contractor's finished work, ideally before you pay the final invoice.

How do I pay from abroad?

By card or bank transfer, 100% in advance. We send the payment details when we confirm your booking.

Is this a legal expert opinion?

No. It's a visual and instrument-based inspection with a documented report, not a structural engineering survey and not a court expert's opinion. If your case needs a formal expert opinion, we'll tell you.

When should I book?

As soon as the developer gives you a handover date. Ideally the inspection is a few days before you sign, so there's time to send the letter and get an answer.

What should I prepare?

Your contract, for the area and the specification, and access to the apartment. If electricity and water are connected, we can test them too.

Book before you sign the handover act. It's the cheapest moment to fix anything.
