These terms apply when you book an inspection with [Company legal name], registered in Georgia under number [registration number], at [registered address] (“we”, “us”). By booking, you agree to them.
1. What we do
We inspect new-build apartments, and renovated ones under the renovation acceptance package, and give you a written report with photos and measurements. The packages, what each includes and the prices are listed on the services page at the time you book.
2. What the inspection is, and what it isn’t
The inspection is visual and instrument-based. The engineer looks at what can be seen and reached, and measures with tools such as a laser distance meter, a moisture meter, a socket tester, a pressure gauge and, in Premium, a thermal camera.
It is not a structural engineering survey. We don’t open up walls, floors or ceilings, remove fittings, test materials in a laboratory or calculate loads. We don’t inspect what is hidden, covered or inaccessible on the day.
It is not legal advice or a court expert’s opinion. The report documents what we found. If a finding needs a structural engineer, a lawyer or a formal expert, the report says so.
3. Booking and payment
- When you book, we confirm the date and the price in writing.
- Clients in Georgia pay a 50% deposit when booking and the rest when the report is delivered.
- Clients abroad pay 100% in advance, by card or bank transfer.
- Prices are in Georgian lari. Amounts shown in other currencies are approximate.
4. Changes and cancellations
[To be set: how much notice you need to give to move or cancel, and what happens to the deposit.]
If we have to move the inspection, we tell you as soon as we can and offer a new date. If no date suits you, we refund what you’ve paid.
5. Access to the apartment
You, or the developer, arrange access to the apartment at the agreed time. If we can’t get in, or can only inspect part of it, the report says what wasn’t inspected. [To be set: what happens to the fee if access fails.]
For the electrics and plumbing checks, electricity and water need to be connected. If they aren’t, those checks are limited, and the report says so.
6. The report
We send the report within 24 hours of the inspection, unless we agree otherwise. The report is for you. You may share it with the developer, a lawyer, a buyer or anyone you choose. It describes the apartment on the day of the inspection.
7. Our liability
We carry out the inspection with reasonable care and skill.
Our total liability to you for any one inspection is limited to the amount you paid us for it. We are not liable for defects that weren’t visible or accessible on the day, for anything outside the package you chose, or for decisions you or others make based on the report.
Nothing in these terms limits liability that can’t be limited under Georgian law.
8. Independence
We don’t inspect handovers on behalf of developers, and we take no commission from developers, agents or brokers.
9. Complaints
If you’re unhappy with an inspection or a report, write to us at [email] within [X] days of receiving the report. We’ll reply within [X] working days.
10. Law
These terms are governed by the law of Georgia. Disputes go to the courts of [Tbilisi], unless the law gives you another option.
